Try steps (1) through (5) below.

  1. Verify that the ground-fault circuit interrupter is in the down position.
  2. urn off all of the circuit breakers (wiring circuit breakers).
  3. Verify that the limiter (main service circuit breaker) is in the on position.
  4. Turn on the ground-fault circuit interrupter.
  5. Turn on the circuit breakers (wiring circuit breakers) one at a time.
  • Never touch circuit breakers while your hands are wet.
    Never attempt to disassemble the circuit breaker assembly or touch internal components.
Poor television reception

Poor television reception

Try the following steps if you experience poor or non-existent television reception.

  1. Verify that the cable is connected properly to your television’s input jack.
  2. If you still experience poor reception, please contact Nihon Zaitaku Management Services.
  • Tenants are responsible for dealing with problems caused by their own televisions or improperly connected cables.
Inadequate air conditioner operation

Inadequate air conditioner operation

If your air conditioner is not functioning properly, investigate the nature of the problem and contact Nihon Zaitaku Management Services.
Common issues include no airflow, low airflow, and failure of the unit to adequately cool or heat the room.

  • Clean the air filter frequently (about once every two weeks).
    Cleaning the air filter serves to prevent a variety of problems.
  • Please either clean the filter with a vacuum cleaner or wash it with water.
  • Tenants are responsible for dealing with problems caused by inadequate maintenance (for example, failure to clean the filter).

※Nihon Zaitaku Management Services personnel may need to gain access to your apartment (with advance notice) if you experience a water leak. In the event of an emergency, our staff may enter your apartment without advance notice.

If you experience a water leak from above, let the resident on the floor above you know right away.

【Upstairs tenant】
Wipe up leaked water immediately and contact the resident on the floor below you to ask whether they have any damage.

  • In some cases, you may be required to pay for damage.
  • If you experience a water leak, please contact Nihon Zaitaku Management Services immediately.
Preventing condensation

Preventing condensation

Condensation refers to water droplets that form on windows, walls, and other surfaces.
Running the exhaust fan is a good way to eliminate water vapor in the kitchen and bathroom.
It is good practice in storage spaces to open doors to let in warm air, place slatted boards underneath stored belongings, and leave several centimeters of space between stored items and walls.
Open-flame gas heaters give off water vapor when operated.(Use of petroleum-fired heaters is prohibited.)
It’s a good idea to open your windows to ventilate your apartment 5 to 10 minutes before you go to bed.
Place a mat or carpet between the floor and your mattress rather than placing the mattress directly on the floor.
Opening air vents is another good practice that can help prevent condensation.
Drying laundry indoors can cause condensation and mold.

Preventing clogged drains

Using a strainer is a good way to keep garbage out of your sink’s drain.
If water seems to drain sluggishly from the sink, you can run some powder detergent through the drain to clean it.
Clean the drain trap (outlet) frequently, about once a month
(or once every two weeks for individuals with long hair).
Never flush foreign objects down the toilet. Only toilet paper should be flushed down the toilet. (Never use tissue paper.) If the toilet becomes clogged, use a plunger (see below) to unclog it. You can purchase a plunger at your local hardware store.

  • Tenants are responsible for the cost of clearing clogged drains when caused by hair, foreign objects, etc.
  • Depending on the cause, tenants may be responsible for the cost of unclogging toilets.

  1. Shut off the main water valve completely after checking the room number on the valve.
  2. Remove the color cap and unscrew the screw (by turning it counterclockwise).
  3. Remove the handle and gland nut. (The handle itself does not screw into place.)
  4. Remove the spindle and stem.
  5. Replace the stem.
  6. Reverse the above steps to put the faucet back together.
  • Do not overtighten the gland nut.

1. Turn off the faucet and remove the nut. 2. Replace the U-packing. 3. Pass the swing faucet through the packing and retighten the nut.
  • Exercise care to orient the U-packing properly when placing it in the faucet.

Q. Is the drain valve being held open with toilet cleaner or some other object?
A. Clear the valve.

Q. Is the chain kinked?
A. Unkink the chain.

Q. Is the rubber float worn out or misshapen?
A. If the rubber float is worn out or misshapen, check the manufacture and contact Nihon Zaitaku Management Services.

  • Be sure to shut off the water valve before repairing the toilet.

【No water】

Q. Is the chain broken?
A. Replace the chain.

  • Leave about 2 cm of play when attaching the new chain.

Q. Can the float move freely?
A. Adjust the float so that it can move down.

Q. Is the ball shutoff valve broken?
A. Please contact Nihon Zaitaku Management Services.

Q. Is the water shutoff valve shut off?
A. Open the valve by turning it counterclockwise.

Q. Have you called to have the gas turned on?
A. You must be present in order for the gas to be turned on. Please make sure you’re at home at the time of your scheduled appointment with the gas service technician. At that time, the technician will explain how to safely operate the gas appliances in your apartment.

  • Please do not try to schedule a same-day appointment to have your gas turned on. (The meeting cannot be arranged on such short notice.)

Q. Is the hot water heater plugged in?
A. Plug in the hot water heater (indoor models).

  • If the appliance has a remote control, check the switch on the remote control.

Q. Is the water valve on the bottom of the hot water heater shut off?
A. Open the valve by turning it counterclockwise.

Q. Is the water getting hot enough?
A. Turn down the flow rate adjustment knob.

  • If turning down the flow rate adjustment knob doesn’t cause the water temperature to increase, try closing the valve on the bottom of the hot water heater a little bit (one to two turns).
  • During winter, lower outdoor air temperatures can cause the water temperature to be lowered.
